Job site is in Grove City, PA.
This position is also on-call for emergencies.

Summary:
The maintenance technician carries out apartment and building maintenance requiring knowledge, skills and experience in the following areas:
unit turns, light carpentry, drywall repair, painting, appliance repair, plumbing, electrical, HVAC and general building maintenance.
The technician is required to perform duties independently.
The technician will have support from other technicians and will be expected to support other technicians and third party contractors.
The position requires the capacity to perform under pressure and deadlines.
Applicant must be dependable and have flexibility to work overtime and emergency on-call coverage.
Qualifications:
1.
Knowledge and skills in building maintenance and repair.
2.
Knowledge of carpentry, plumbing, HVAC and electrical.
3.
Ability to diagnose maintenance needs and carry out cost effective and efficient repairs.
4.
Proficient use of power tools and equipment.
5.
Ability to read and understand work orders and appropriately document information relating to work performed.
6.
Ability to work independently.
7.
Dependable and punctual.
8.
Willingness to work in less than ideal conditions at times.
Essential Functions:
1.
Diagnose maintenance issues and perform emergency and planned repairs in a timely and professional manner.
2.
Complete multiple service requests on a daily basis.
3.
Complete make ready of vacant units.
4.
Carry out preventative maintenance as assigned.
5.
Accurate documentation of work performed, time spent, and materials used along with their cost.
6.
Maintain a stock of supplies and materials at sites.
7.
Take scheduled on call as assigned (will be in rotation with other service technicians) 8.
Maintain all equipment and tools in clean, good working order.
9.
Maintain maintenance areas in clean organized condition.
10.
Procurement of supplies and materials.
11.
Perform routine inspections with property managers and vendors.
12.
Operate power tools, equipment, and company vehicles as needed.
13.
Perform all duties in accordance with safety standards of the company and all applicable OSHA, health, and building codes.
14.
Report any safety issues to supervisor.
15.
Ensure proper control of keys, equipment, supplies and buildings.
16.
Promote good public relations with residents, guests, staff and vendors.
17.
Complete special tasks as assigned.
18.
Attend training and meetings as requested.
19.
Adhere to company policies and procedures.
20.
Adhere to fair housing guidelines.
Physical and Environmental Requirements of the job:
a.
Must have the ability to effectively communicate with tenants and coworkers.
b.
Ability to kneel, crouch, climb, crawl, reach, stand, walk, push, pull, lift, grasp and make repetitive motions.
c.
Ability to operate a variety of tools and equipment.
d.
Ability to operate office related equipment.
e.
Ability to operate a motor vehicle.
f.
Must have valid PA driver's license and good driving record.
g.
Must have reliable vehicle to transport tools, materials and equipment.
h.
Must provide basic hand tools and be knowledgeable in their use.
